An Affidavit for Collection of Small Estate by Distributees was filed with the Probate Court of Ashley County, Arkansas, pursuant to A.C.A. § 28-40-111 on the 4th day of May, 2021, without appointment of an administrator or administration, which Affidavit included among Decedent’s assets real estate in Ashley County, Arkansas, as follows:

A parcel of land in the Northwest Quarter of the Southwest Quarter and in the North Half of the Southwest Quarter of the Southwest Quarter of Section 26, Township 16 South, Range 8 West, described as beginning 660 feet East of the Northwest corner of said Northwest Quarter of Southwest Quarter and run East 660 feet; thence run South 1980 feet; thence run West 660 feet; thence run North 1980 feet, back to the point of beginning, containing 30 acres, more or less.     

All persons having claims against the estate must exhibit them, duly verified, to the undersigned within three (3) months from the date of the first publication of this Notice, or they shall be forever barred and precluded from any benefit in the Estate.

Claims for injury or death caused by the negligence of the Decedent shall be filed within six (6) months from the date of the first publication of the Notice, or they shall be forever barred and precluded from any benefit in the Estate.

Notice Is Hereby Given, that pursuant to the authority and directions contained in the Order of the Circuit Court of Ashley County, Arkansas, entered on the 4th day of May 2021, in a certain cause no. 02CV-20-174-4, then pending between the above-named Plaintiff and Defendants, the undersigned, as Commissioner of said Court, will offer for sale at public auction to the highest bidder, at the south door or entrance of the Ashley County Courthouse, at 10:00 o’clock A.M., on the 25th the May 2021, the following described real property:

The purchaser at said sale will be required to pay cash or certified funds for said real property. Said real property is being sold as is, where is, with all faults.
