Notice Is Hereby Given, that pursuant to the authority and directions contained in the Order of the Circuit Court of Ashley County, Arkansas, entered on the 8th day of October, 2019, in a certain cause no. CV-2019 -143-3, then pending between the above-named Plaintiff and Defendants, the undersigned, as Commissioner of said Court, will offer for sale at public auction to the highest bidder, at the south door or entrance of the Ashley County Courthouse, at 10:00 o’clock A.M. on Wednesday the 26th day of February, 2020, the following described real property:

A parcel of land in the Southwest Quarter of the Northeast Quarter of Section 3, Township 18 South, Range 8 West, more particularly described as follows: Beginning at the Northeast corner of the Southwest Quarter of the Northeast Quarter of said Section 3, thence South 02 degrees 05 minutes and 06 seconds East for a distance of 577.26 feet to a found iron pipe: thence South 88 degrees 38 minutes and 32 seconds West for a distance of 140.00 feet: thence South 02 degrees 05 minutes and 06 seconds East for a distance of 315.00 feet: thence South 88 degrees 38 minutes and 32 seconds West for a distance of 140.00 feet; thence South 02 degrees 05 minutes and 06 seconds East for a distance of 34.97 feet to the Northerly right-of-way of Arkansas Highway 52; thence South 81 degrees 53 minutes and 39 seconds West along said right-of-way for a distance of 70.38 feet; thence North 02 degrees 05 minutes and 06 seconds West for a distance of 933.50 feet to the North boundary of said forty; thence North 88 degrees 38 minutes and 32 seconds East along said boundary for a distance of 350.00 feet, to the point of beginning.

The purchaser at said sale will be required to pay cash or certified funds for said property. Said real property is being sold as is, where is, with all faults. 

The sale will be by the undersigned Commissioner reported to the Circuit Court of Ashley County, Arkansas, at the next session of said Court and will be at such time subject to approval and confirmation by the Court.
